The Disciplined Framework
We typically recommend a framework of 3–6 property transactions over a career, financed conservatively with mortgage-backed loans and a significant equity share. Each acquisition is structured within an independent Special Purpose Vehicle (SPV) under a personal holding company, so that risk and debt are isolated per property.
Every property is owned in a genuine partnership, with the player as the controlling owner and the final say on every material decision. Nordic Estates Asset Management always co-invests its own capital as a minority partner alongside the client - we have real skin in the game on every deal we recommend.
We acquire only existing, completed residential properties in Copenhagen - never development projects, never construction risk, never speculation. When a career affords 10–15 years to build the portfolio, there is no reason to chase uncertain returns. We amortise in full from day one, so equity is high and leverage is low the day the career ends.
In parallel, a liquidity reserve of 12–24 months' operating expenses is built up, enabling the portfolio to withstand periods of injury, club changes without equivalent salary, or temporarily vacant properties. The discipline is not about chasing the extra property – it is about ensuring that existing assets cannot be jeopardised.
