The Seven Steps of the Mandate
Sourcing
Off-market scouting, due diligence, valuation, physical inspection.
Financing
Negotiation with mortgage lenders and financial institutions. Structuring of loan types, duration, and amortisation profile.
Banks
We maintain ongoing dialogue with the client's private bank and mortgage institution.
Administration
Bookkeeping, VAT, tax returns, corporate structure, general meetings.
Tenants
Screening, contracts, move-ins and move-outs, maintenance issues.
Reporting
Monthly cash flow, quarterly portfolio report, annual audited financial statement.
Strategy
5-year rolling capital plans, pension structure, inheritance planning.
What You Never Have to Do
You don't need to know the name of your administrator. You don't need to open a letter from a bank. You don't need to inspect a property you don't wish to see. You don't need to remember when a tenant moves in.
Conversely, you also don't have to let others make decisions without you. Every acquisition, every refinancing, and every significant disposition is presented to you in writing, with a clear recommendation, and decided with your signature.
