The model is simple: while you play, we build a tangible real estate portfolio for you. We identify properties, arrange financing, acquire them within your own corporate structure, and manage them daily – so you are presented with a complete portfolio generating income when your career concludes.

- PRINCIPLE

The career pays. The properties remember.

The central idea is asymmetry in time. For 10–15 years, you will have an income that most Danes never experience. That income must work – not as consumption, but as purchasing power in the eyes of the bank. When the bank sees stable, documented salary from a top club, a financing capacity opens up, which we systematically convert into quality properties that we acquire for you and manage on your behalf.

Five Phases Over 30 Years

I

Establishment (18–25)

First property transaction, legal structure (holding + SPV), bank relationships established, initial buffer accumulated.

II

Accumulation (25–32)

2–4 additional acquisitions. Diversification by city, tenant type, and neighbourhood. Operations become industrialised.

III

Consolidation (32–35)

The portfolio is closed for new acquisitions. Focus shifts to debt repayment, refinancing, and operational optimisation.

IV

Amortisation (35–45)

Aggressive debt reduction in the first 10 years after your career.

V

Distribution (45+)

The portfolio provides stable passive income. Generation planning and inheritance structure activated.

Why this model – and not another

Equity-based models assume one can maintain positions through market cycles. This is challenging for a player facing sudden liquidity needs due to injury breaks or club transfers. Operational properties generate cash flow that is not dependent on whether the market is open or closed.

Operating businesses demand presence and attention – two things an active professional footballer objectively lacks. Properties in well-established Danish cities are managed by administrators, maintained by tradesmen, and let to tenants we screen on your behalf. You will never receive an email about a leaky tap.

Finally: properties endure time. A well-located apartment in central Copenhagen in 2026 will, with high probability, still be a well-located apartment in 2060. This predictability is what we design our entire business around.
