Reporting Cadence
Monthly
Cash flow statement per property: rental income, operations, instalments, liquidity. Delivered by the 10th business day of the following month.
Quarterly
Portfolio Report: valuation, LTV development, equity, key performance indicators, and qualitative commentary from the responsible partner.
Semi-Annually
Strategic review with partner and investment committee. Written minutes with concrete decision points.
Annually
Audited annual report by an independent state-authorised accountant, supplemented by a personal annual meeting of a minimum of 90 minutes.
The Monthly Cash Flow Report
The monthly report is not a marketing report – it is an accounting statement. Each property has its own page with a detailed breakdown of: rental income (actual vs. budget), operating expenses (water, heating, general maintenance, administration), instalments (interest, repayments, contributions), and the net cash flow for the month.
The report is delivered to the client’s private portal and can be exported to PDF or CSV. Clients who wish to do so also receive a brief written comment from their responsible partner providing context – for example, whether a tenant has moved out, whether a maintenance task has been initiated, or whether an extraordinary expense has been incurred.
The monthly cadence is deliberately frequent. It provides the client with no real actionable advantage – decisions are made on a longer horizon – but it maintains a level of transparency that makes it impossible for problems to accumulate unnoticed.
The Quarterly Portfolio Report
Each quarter, a comprehensive portfolio report is prepared, stating the market value (based on ongoing comparable figures and – where relevant – updated valuation assessments), total equity, average LTV, total interest coverage ratio, and projected 12-month cash flow.
The report also includes a risk section, reviewing any political deviations, planned refinancing, and anticipated significant transactions. This is the report that the client's solicitor, accountant, or agent typically reviews if they need to comment on the portfolio.
The Annual Audit and Review Meeting
The annual audited report is prepared by an independent state-authorised accountant according to Danish accounting standards. It reflects not only the client's own portfolio but also Nordic Estates Asset Management A/S's own operations, thereby covering both the individual client structure and the manager themselves.
Together with the annual report, a personal annual meeting is held with the client and the responsible partner. The meeting typically lasts 90 minutes, reviews the portfolio's condition, identifies 1–3 priorities for the coming year, and updates the 5-year rolling capital plan. The meeting is formally documented in writing and signed by both parties.
