ESG is not a separate agenda for us – it is a consequence of a 30-year investment horizon. A property that has not undergone energy renovation will be more difficult to rent out and finance in 10 years.

Sustainability, because time is on our side.

We view ESG neither as ideology nor as compliance window-dressing. It is a pragmatic extension of a conservative investment horizon: if we are to own a property in 25 years, it must, in 25 years, be energy-efficient, legally compliant, and socially acceptable. This discipline begins at acquisition, not when regulation forces it.

Environmental - energy renovation as an economic decision

Our energy renovation plan is updated per property every five years and prioritises interventions that both reduce the property's CO2 footprint and improve its long-term operational economy. This typically means: additional insulation of the roof and facade, replacement of windows, modernisation of the heating system and – where relevant – installation of solar panels or heat pumps.

These investments are rarely profitable in the short term if measured solely against annual savings. However, over a 15-year horizon, with energy prices rising and building regulations tightening, they often create significant value – particularly because they make the property attractive to both tenants and banks.

We prioritise Danish mortgage financing with green bond issuance, where loan terms explicitly encourage energy improvements. The lower interest rate on green loans typically covers a significant portion of the renovation over the loan's duration.

Social Factors - the tenant as a long-term partner

Our approach to tenants is that they are long-term partners, not customers to be optimised out. Specifically, this means: tenants are informed in writing about maintenance plans and involved in decisions affecting living comfort. Maintenance issues are handled promptly and documented. Lease contract terms are upheld both in letter and in spirit.

This approach is not philanthropy – it is business. A satisfied tenant rarely moves, reports faults early, and maintains the home carefully. That tenant longevity and lower turnover is one of the biggest single reasons why a well-managed property portfolio outperforms an average one over a 10-year horizon.

What We Don't Say About ESG

We do not perform ESG reporting to win awards. We do not issue marketing statements about climate neutrality that we cannot substantiate. We do not engage in topics outside our property management. These delimitations are deliberate: poorly defined ESG ends up as a cliché, and a cliché is the opposite of responsible operation.

Our approach is narrow and measurable. It focuses on what a property manager can concretely influence – the building's energy consumption, the tenant's quality of life, the company's governance – and it leaves the rest aside.
